Delhi Property Tax: Delhi property owners who have pending property tax can use the Municipal Corporation of Delhi’s (MCD) SUNIYO 2.0 scheme to clear their dues and get relief from older tax liabilities. The one-time amnesty scheme was introduced through an MCD order dated September 29, 2026. It allows eligible taxpayers to get a waiver on old property tax dues along with interest and penalties after paying the required tax amount for eight financial years. The last date to use this scheme is December 31, 2026.

The scheme is officially called Sampattikar Niptaan Yojana (SUNIYO) 2.0 One Plus Seven. It was introduced under Section 177 of the Delhi Municipal Corporation (DMC) Act, 1957. Here’s how it works and who can apply.

What Does the SUNIYO 2.0 Scheme Cover?

Under the scheme, taxpayers must pay the principal property tax for the current financial year 2026-27 and the previous seven financial years, from 2019-20 to 2025-26. Once the required payment is made, eligible dues from before FY 2019-20 will be waived along with interest and penalties.

The MCD order states, “On payment of the principal amount of property tax for the current year 2026-27 and the previous seven (7) years, i.e., FY 2019-20 to FY 2025-26, all the previous dues prior to FY 2019-20, including interest and penalty, shall stand waived off.”

The scheme can help property owners who have never paid tax or have made irregular payments over the years. It also covers those who paid less than their actual tax liability. Eligible taxpayers facing recovery action against their bank accounts or properties can also apply. People whose earlier tax payment cheques were dishonoured are covered as well.

Who Can Apply and Who Is Excluded?

Property owners and occupiers whose properties fall under MCD’s jurisdiction can apply for the scheme. Those with pending property tax cases in court can also use it, but they must submit a written undertaking agreeing to withdraw their cases.

They won’t be able to claim a refund or adjustment of amounts deposited in court or paid to or recovered by MCD during the litigation.

Properties belonging to government departments, Railways, public sector undertakings, autonomous bodies, statutory bodies, government schools and colleges, and other specified government organisations are not eligible for the scheme.

How to Apply for SUNIYO 2.0 Online

  • Get a UPIC if your property doesn’t have one.

  • Upload documents and previous tax receipts, if available.

Can You Pay the Tax in Instalments?

MCD has allowed taxpayers with a total tax liability of ₹5 lakh or more under the scheme to pay in equal instalments. But the entire amount must be cleared by December 31, 2026. Missing the deadline or failing to pay the full amount will lead to the withdrawal of the scheme benefits.

The corporation will check the tax returns filed under SUNIYO 2.0 between April 1, 2027, and March 31, 2028. If it finds that a taxpayer has paid less than the required amount, the person will have to pay the difference along with a 30% penalty.
