Mannat Renovation Row: Supreme Court Rejects Petition Against Shah Rukh Khan

Mannat Renovation Row: The Supreme Court on Tuesday refused to interfere with a National Green Tribunal (NGT) order that upheld the Coastal Regulation Zone (CRZ) clearance for the renovation and expansion of Bollywood megastar Shah Rukh Khan’s Mumbai home, Mannat. The verdict will allow the actor to add two residential floors to the sea-facing property located in Bandra.

A Bench of Chief Justice of India Surya Kant, Justice Joymalya Bagchi and Justice V. Mohan dismissed the appeal by Mumbai-based activist Santosh Daundkar who had sought to challenge the CRZ clearance issued for the renovation.

The apex court did not entertain the challenge to the NGT’s September 2025 order which had already thrown out the petition finding no procedural lapse or legal flaw in the MCZMA’s approval of the project.

Court’s questions

While hearing the petition, the Bench expressed some doubt about its maintainability. Chief Justice Surya Kant observed that the bungalow is a private residence and if its occupants want to make changes or renovate, they may do so while following the law.

In its order, the NGT had stated that the project complies with environmental rules and the necessary approvals were granted under the regulations. That cleared the way for the expansion work at Mannat to proceed.

There are many residential buildings on the coast. Unless there is any legal issue, the court shouldn’t intervene expressing surprise at how it was a petitioner instead of the concerned government authorities who were questioning the CRZ clearance for a homeowner to make additions. Senior advocate Shoeb Alam, appearing for the petitioner, tried to argue the case on environmental grounds and stated that it should not be dismissed just because the house belonged to a celebrity.

What The Case Was About?

The petition had sought to quash the CRZ clearance issued on January 3, 2025, by the Maharashtra Coastal Zone Management Authority (MCZMA) for the construction of two additional residential floors at Mannat.

Daundkar had alleged that the project violates coastal regulations, the CRZ classification of the property, and had raised concerns about previous construction activities.

The NGT had dismissed his petition as it found no evidence of any illegal construction or procedural irregularities. The CRZ clearance was granted for the addition of two floors to the property, and with the Supreme Court’s refusal to intervene. Located in the upscale Bandra locality, Mannat is one of the most recognizable and famous homes in India, drawing many tourists and fans annually.
