West Bengal Land Verification Rules: The West Bengal government is set to simplify the land verification process. It is bringing the different land classifications into 16 major classes and adding a new column called ‘Supra Category’ to the Record of Rights (RoR) system. This will make it easier for property buyers, landowners, farmers and businesses to understand the land records.
As reported on October 26 th and 27 th 2026, this will all be added to the digitised land record system by updating the e-Bhuchitra software. The land classification will remain the same with a new column added identifying the major land classification.
West Bengal Land Classification
New land classifications will be introduced under major categories to simplify the information on the land plots.
The 16 classifications will be:
- Industrial
- Commercial
- Agriculture
- Agri Allied
- Water Bodies
- Public Utility
- Institutional
- Orchard
- Religious
- Residential
- Forest
- River
- Fallow Land
- Ground/Field
- Tea Plantation
- Others
HowWill the New Land Verification Process Work?
A new column will be added to the Record of Rights called ‘Supra Category’.
For example, traditional land types such as Shali, Shuna, Danga, Aus and Aman will all fall under the Agriculture category. Bastu land, houses, buildings, housing complexes, townships and hostels will fall under the Residential category.
Factories, rice mills, cold storage, crushers and industrial parks will fall under the Industrial category.
Schools, Colleges, Hospitals, Libraries, Railway Stations, Power Stations and Police Stations will fall under the Institutional category. Roads, Bridges, Parks, Bus Stands, Cremation Grounds and Burial Grounds will fall under the Public Utility category.
Ponds, Lakes, Canals, Wetlands, Jhora and Nayanjuli will fall under the Water Bodies category.
How will these new rules benefit property buyers and landowners?
Land verification is an important step for property buyers, developing a project or completing any land related formalities. However, there can be confusion as traditional land types do not always match commonly known categories.
The new category should be used as an additional source of information rather than replacing the land records.
Will this new classification affect land ownership?
No. The ‘Supra Category’ column has been introduced to make the land information clearer.
The land classification will remain in the Record of Rights. The major category will be listed separately and will not affect land ownership, land area or land use rights.
It will not automatically allow landowners to convert agricultural land into residential, commercial or industrial land. Any conversion or statutory approvals must be obtained from the relevant authority under the relevant rules.

What is e-Bhuchitra and where can I view land records for West Bengal?
e-Bhuchitra is part of the digital land record management system for West Bengal. Citizens can also view land record services through the official Banglarbhumi portal.
You can view any land related services by visiting: https://banglarbhumi.gov.in/. This will give you access to information on the Record of Rights, land plot information, land plot maps and application status.
There are services available on the portal for land classifications, mutations and conversions. However, the Supra Category feature may not be available to the public so you should keep up to date with any official updates.
District Officials May Suggest Changes
The framework will allow district land record officials such as District Land and Land Reforms Officers to suggest changes, corrections, additions or removals to the land classification. This could help the authorities address any local variations and land classification issues.
The reform has also been linked to making land dealings easier and boosting industry. Overall, this will make it easier for businesses and property stakeholders to understand land information.
