YEIDA Plot Scheme 2026: 2 New Residential Schemes Near Noida Airport, Check Plot Sizes and Eligibility

YEIDA Plot Scheme 2026: The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch two new residential plot schemes near Noida International Airport during Navratri in October 2026 offering another opportunity for people looking to buy residential land in the rapidly developing Jewar-Yamuna Expressway corridor.

According to the latest reports, both schemes will come up in Sector 5-A, close to Noida International Airport. One scheme will target the low-income group (LIG), while the second will be open to the general public.

The announcement comes after an exceptionally strong response to YEIDA’s previous residential plot scheme, under which 973 plots attracted more than 1.1 lakh valid applications.

YEIDA Plot Scheme 2026: What Has Been Announced?

The two upcoming schemes have been designed for different sections of prospective buyers. The first scheme will offer 40-square-metre plots for the low-income group. The second will cater to the general public and offer substantially larger plots, ranging from 162 square metres to 300 square metres.

YEIDA Additional CEO Shailendra Bhatia said the authority is still finalising details, including the exact number of plots and other particulars. Therefore, buyers should wait for the official scheme brochure before making decisions based on unofficial figures.

YEIDA Plot Price

The current residential plot allotment rate in the Yamuna Authority area is ₹36,260 per square metre. However, this should not be treated as the confirmed price for the upcoming Sector 5-A schemes, as YEIDA is yet to announce the final pricing. At present, the allotment rate for residential plots in the Yamuna Authority area stands at Rs 36,260 per sqm.

For instance, at the existing rate:

  • 40 sqm: ₹14.50 lakh
  • 162 sqm: ₹58.74 lakh
  • 200 sqm: ₹72.52 lakh
  • 300 sqm: ₹1.09 crore

Who Can Apply for the New YEIDA Plot Scheme?

A person who has already been allotted a residential plot under an earlier scheme of the Noida Authority, Greater Noida Authority or YEIDA will not be eligible to apply under the new schemes. The restriction is intended to give fresh applicants a better opportunity to participate in the scheme.

However, the complete eligibility conditions, application fee, registration procedure and documentation requirements have not yet been released.

Why Is YEIDA Launching New Plots Near Noida Airport?

The decision comes against the backdrop of rising interest in the Jewar region following the commencement of commercial flight operations at Noida International Airport. According to the latest reports, the airport began flight operations on June 15, 2026, while its cargo terminal opened two days later.

The airport has increased attention on the surrounding Yamuna Expressway region, where authorities are developing residential, industrial, logistics and commercial infrastructure.

Previous YEIDA Scheme Received Over 1.1 Lakh Applications

The scale of demand was evident in YEIDA’s previous residential plot scheme. The authority had offered 973 residential plots in areas around the airport, and the scheme reportedly received more than 1.1 lakh valid applications. The allotment was subsequently conducted through a lucky draw in June.

When Will the YEIDA Plot Scheme Open?

YEIDA has indicated that the two schemes are targeted for Navratri in October 2026. However, as of the latest update, the authority still has not announced the exact application opening day, closing day or even number of plots. Final pricing and the other scheme details are also just being awaited.
