88% of Homes Listed for Sale: In India, buyers are paying more for homes ready for move-in than for ones still under construction to escape delays and builders’ lack of clarity over the project’s completion dates. As per the report shown above by Business Standard, 88% of homes on sale in India are ready-to-move-in, led by Delhi.
This is indicative of a general trend of homebuying experiences where confidence of ownership is becoming equal to price, location and amenities of a property. In a September 2026 survey, real estate consultant Colliers found that more than 60% of first-time homebuyers opted for ready-to-move-in/near-completion homes than under-construction homes.

EXp India’s study of 99acres property listings gathered on October 10, 2026 included 7,52,978 residential units for sale, out of which 6,63,456 were identified as ready to move in, representing 88.1% of total listings.
Here is how selected cities compare:
- Delhi: 95.9% of listed properties were ready to move in.

- Jaipur: 92.9%.
- Kolkata: 90.8%.
- Pune: 89.3%.
- Lucknow: 87.9%.
- Mumbai: 86.2%.
- Hyderabad: 84.6%.
- Bengaluru: 84.3%.
- Chennai: 82.8%.
- Nagpur: 79.4%.
Delhi had 69,810 ready-to-move properties among 72,768 listings. Mumbai recorded the highest total number of listings among the 15 cities analysed, with 74,816 ready-to-move properties out of 86,793 listings.
“For people moving to India from overseas, whether they’re returning after years abroad, accepting a new professional opportunity or making a major family decision, the timing of that move can be just as important as the property itself. A career opportunity may arise unexpectedly, and the ability to purchase a completed home can remove some of the uncertainty involved in such a significant transition.
Ready-to-move properties allow buyers to see exactly what they’re purchasing, assess the local area and make more informed decisions about how a home fits their requirements. However, being classified as ready to move into doesn’t necessarily mean a property is immediately available for occupation, so understanding the practicalities of possession remains essential,” said Sam Chopra, President of eXp India.

Why Are Homebuyers Preferring Ready-to-Move Properties?
The greatest benefit of a ready-to-move is that the buyers can visit the property before taking the actual, financial decision. They can understand the quality, location and amenities of the property instead of only referring to the blueprints and promise delivery date.
Residential sales across eight cities stood at 2,58,238 units in January-September 2026: Knight Frank India data as reported by Business Standard. Residential sales across eight cities stood at 2,58,238 units in January-September 2026, almost the same as a year ago. Developer launches stood at 2,79,899 units, up 4 per cent year on year, and new launches continued to surpass sales for the 16th straight quarter.
But 88.1% should not be confused with the share of India’s finished homes or how much of the homes are actually bought. Listing data doesn’t tell you anything about the speed at which these homes are purchased.
What Should Buyers Check Before Purchasing a Ready-to-Move Home?
In spite of these advantages, shoppers should perform simple physical and legal checks prior to making a purchase.
- Confirm ownership: Review the title and the seller’s ownership rights.
- Check occupancy approvals: Check the correct occupancy certificate and completion certificate (if required).
- Review RERA details: View the concerned state RERA records and project information if available.
- Do a walking inspection: Look at the construction, pipes, electrical fittings, crawlspaces and hallways.
- Work out the total cost: Add up registration fees, stamp duty, maintenance fees and any previous dues.
- Verify ownership: Determine a time when the property is available for legal and practical occupancy.
A home ready for occupation can provide more clarity to the process but don’t make their status as ready for move-in a pretext for legal due diligence.
